General terms and conditions

The rental prices include electricity, water and heating.

On the day of arrival, the apartment is available from 4 p.m. and on the day of departure, please vacate it by 10 a.m.. 

The rental property may only be occupied by the number of persons specified in the rental agreement. 

Within the first 2 weeks after the reservation a deposit of 30% is due. Please pay the balance at least 2 weeks before arrival. If your reservation is made only a few days before arrival, you can also pay on arrival.

The rental price does not include travel cancellation insurance. If you do not occupy the apartment, we can demand reasonable compensation for our expenses and the loss incurred. 

In the event of such a cancellation, the landlord will claim compensation as follows:
50 % of the rental price Cancellation up to 90 days before the start of the rental period
60 % of the rental price Cancellation 89 days to 33 days before the start of the rental period
70 % of the rental price Cancellation 32 days to 22 days before the start of the rental period
80 % of the rental price Cancellation 21 days to 12 days before the start of the rental period
90 % of the rental price Cancellation 11 days prior start of rental period until start of rental period

Depending on the holiday resort, we offer additional services free of charge: For example, the provision of children's beds/chairs, the use of washing machines and dryers or free access to the Internet. Please understand that we cannot provide a replacement, not even in the form of a rent reduction, if, contrary to expectations, such a service should not be available, for example if the children's beds have already been allocated.

We will provide you with high-quality furnishings and electrical appliances. But even these can be defective. If this is the case, our customer service will carry out repairs as quickly as possible. We ask for your understanding that no compensation can be paid by us in the meantime.

Please treat your rental property with care and use the cleaning utensils provided. Bicycles, hand carts etc. may not be taken into the accommodation.

The entrance doors are equipped with security locks, which usually cannot be opened from the outside if the key is inserted from the inside. If a locksmith has to be called, you will be charged for the costs.

Please report any damage immediately. If we notice any damage after your departure, we must assume that it occurred during your stay. 

The use of facilities such as sauna and inventory (e.g. electrical appliances) is at your own risk. Parents are liable for their children. 

Babies and young children are not allowed to stay unattended on the balconies.

Liability for damage to your vehicle is also excluded on the parking spaces provided.

Please observe the house rules and help to keep our beautiful facility clean. This includes, for example, disposing of cigarette butts properly. 

Smoking is not allowed in the accommodations. Possibly provided ashtrays are intended for the balcony or the terrace.

Pets are generally not allowed.

We reserve the right to assign you equivalent accommodation in the same facility or, in exceptional cases, in the same location, if the booked accommodation is not available (e.g. water damage, overcrowding) or if economic damage would occur to us.

In the event of force majeure, e.g. natural catastrophes, civil unrest, orders by authorities, terrorist attacks, fire, power cuts, accidents, storm/elementary damage or strikes, we assume no liability. 

Place of jurisdiction is Oldenburg in Lower Saxony.
